Step 1: Listing Consultation

Step 2: Prepare Your Home

The first impression is your best opportunity to attract a quick sale at the highest possible price. We will discuss with you if any repairs are needed to maximize your return and ultimately get you the most money in your pocket. We will also discuss any repair items that could hinder certain loans types from getting approved and potentially delaying the closing process.

Step 4: Staging

We will have our designer meet with you for a staging consultation. We will provide suggestions on decluttering, and anything we feel needs to be taken down or put away during showings. Then we will have the final staging the same day as the professional photographer where we will add artwork and accessories to your home. If the home is vacant and our inventory is available, we will also add furniture in certain areas of the home to help buyers better visualize the space

Step 5: Professional Photography

Your first showing is online! As your agent, I will pay for a professional photographer as my investment in helping you maximize your home’s online appearance. We want each and every buyer to view your home online and be drawn to taking a look in person. Beautiful angles, professional lighting, and high quality images will help you  aximize the return on your most important asset.

Staging Consultation


Have our professional stager walk the home. Our team will assess your home and suggest changes to enhance photography and buyer showings. In addition, we’ll make recommendations for any renovations or repairs that will

Remove Assets Not Being Sold


Common Items that sellers choose to take with them are chandeliers, ring camera, large mirrors, water softeners,
refrigerators, curtains and rods, and kitchen appliances. Be sure to consult with your agent prior to listing if you plan to take any of the items listed above as they will need to be listed as exclusions on the contract and listing agreement


Depersonalize


When viewing a home, buyers want to be able to picture themselves living in the home. Consider repainting the walls a neutral color and storing all personal items like family photos out of sight. Be sure to remove all valuables from the home and ensure they are not in plain sight. We also recommend any fire arms and pharmaceuticals are safely secured for all showings.

Once you receive or select an offer, the negotiating process begins. There are typically three negotiations in the Texas home selling process:

  1. The Initial Negotiations to Set the Terms
  2. Negotiations for Repairs During the Option period
  3. Negotiations if Appraisal comes in low


01. The initial negotiations to set the terms


Once the seller signs the contract, there are no legal ways for the seller to get out of the contract


02. Negotiations for repairs


The buyer has the right to terminate the contract and only risk their option fee and money spent on inspections in most cases. During the option the buyer will request a list of items they would like fixed prior to closing. Being open to compromise and understanding your limits prior to going under contract is the best way to make option
negotiation less stressful We have a list of vendors and will help you get quotes for any repairs requested so that you can make an educated decision in which repairs, if any, that you would like to either repair or offer money in lieu of. 03. Negotiations if the appraisal comes in low


The buyer’s lender will order the appraisal either during the option period or after the option period If the appraisal comes in low, they must deliver it to the listing agent and in most cases if we do not have a waiver or a partial waiver the buyer will want to renegotiate the contract price. At that point we are back at a negotiation.
